Terms and conditions
Once allotted and agreement signed, the prices are firm. All
payments only by Demand Draft or local cheques favouring ‘Pentark
Builders and Developers, payable at Thrissur. Possession shall be
given to the customer on settling of all dues to the company.
Pentark Builders reserves the right to accept or reject any
application. Statutory deposits, building tax, sales tax, share of
KWA/KSEB cable, transformer cost and deposits for apartment owners
association are to be paid by the buyer. Company is not responsible
for any delay in water/electric connection due to the delay with
concerned departments. All transactions are subject to Thrissur
jurisdiction only.
Documentation
Documentation of an apartment comprises of two parts.On allotment, 2
agreements will be executed 1) Between the Vendor,Builder and
Purchaser for the sale of the undivided share in land and 2) Between
the Builder and Purchaser,for construction of the apartment. The
sale deed of the undivided share in the land will be registered in
favour of the purchaser on receipt of the entire payment and before
handing over. Documentation charges, Registration charges and
incidental expenses for the registration of the sale deed will have
to be paid by the buyer.
